Beautifully restored chateau with 120ha of land.
Price: €3,500,000
Description:
EL 1125 Well restored chateau with 120ha of land. Ground floor, salon, bureau, sejour, open plan kitchen/ breakfast area, pantry, dining room, second kitchen, tasting room, office, guest cloakroom, laundry. On the upper level 8 bedrooms each with en suite bathroom. Pool and outbuildings. Well restored Chateau situated in one of the earliest recorded communes of the Gers. The commune was renowned in the 13th century for its pottery and clay tile production. The origins of the property appear to date from 1368 although the current facade is the result of major renovations conducted in the early part of the 19th century. The chateau has recently been completely renovated to create a comfortable home benefiting from its position high on a ridge. The farm and wood land which comprise the estate, dominate the immediate views from the Chateau whilst the Pyrenees mountains form the backdrop. The chateau is approached by an oak lined avenue which winds its way up through an established park to a gravelled courtyard. Six steps lead up to a terrace which runs between the two towers flanking the central corps of the chateau.
The main entrance opens onto a well proportioned hall, with pale "terre cuite" floors, which in turn distributes to the principal living areas and stairwell.
To the right of the entrance hall a file of double doors open first onto a bureau with plaster mouldings and full height biblioteque, then onto a sitting room (32m²) with marble fireplace and elegant plaster mouldings, and finally through to the kitchen and casual dining area (43m²). The kitchen is flooded with natural light from large double doors opening out onto the front terrace, two sets of double doors opening out onto a large covered terrace to the East and two full height windows in the south facade. The room benefits form the comfort of under floor heating and discrete recessed lighting. There is a well fitted kitchen with granite tops and island unit with sink unit and warming oven.
To the rear of the kitchen there is a well equipped utility room. To the left of the entrance hall double doors open onto the formal sitting room with marble mosaic floor, curved walls and ornate mouldings. Double windows open onto the south terrace. To the rear of this room lies the oldest remaining part of the chateau. It houses the dining room with exposed stone walls, colombage, oak beams, terra cotta floors and a large open fireplace. This in turn leads through to a small kitchen, garde manger, and via a passage to a wine tasting room and master bureau. The ground floor is completed by the guest cloakroom and laundry which is fitted with heated airing cupboards. The bedrooms are all situated on the upper level. Great care has been taken in preserving and renovating the fine original oak and poplar floors as seen in the passage below and the landing on the stairs. The passage distributes to each of the eight co-ordinated en-suite bedrooms. The main bedroom suite benefits from a dressing room and opens onto a large terrace The chateau is flanked by the "chai" to the east and a pergola leads form the terrace to the pool area. The pool is 14m x 7m and heated. Set back from the chateau to the west there are substantial agricultural barns and a large separate farm house.
